The home inspection happens tomorrow afternoon. Anna and I are both a little nervous, since the sale of our house lies in the balance. I’m assuming as long as nothing major is discovered, we’ll be in the clear. Of course if something major is found, it will be news to us as well and I’m not exactly looking forward to unexpected surprises.
From what I understand, the buyer’s can only back out if there are major issues. If the inspector only finds some minor issues (which all inspector’s do), I think we’ll be able to go forward. My guess is that the inspector will find some minor things like moisture in the basement, minor cracking in the basement floor, life expectancy of the roof…yada, yada, yada. The list will be lengthy I’m sure.
The standard home inspector’s report will cover the condition of the home’s heating system; central air conditioning system; interior plumbing and electrical systems; the roof, attic and visible insulation; walls, ceilings, floors, windows and doors; the foundation, basement and structural components.Overall, I’d say these components [in our house] are in pretty fair shape. We’ve recently replaced 6 windows with Pella brand windows. We’ve replaced all the carpet in the house, and much of the rest of the flooring has been changed over to wood laminate. The only flooring we haven’t changed is in the kitchen, but the buyer’s are already aware of it’s condition…which is lousy (though I tend to exaggerate).
Everyone keep their fingers crossed and maybe our house will pass with flying colors. I’ll certainly post the results of the inspection once we hear word.
On another, more exciting note…our new home is being appraised tomorrow. The appraiser comes out to the lot with the blueprints in hand and compares the home-to-be to other homes of similar style and quality in the neighborhood. Lucky for us, most of the homes already in the neighborhood have been selling above $400K, so I’m hoping the house appraises for higher than what we’re paying to have it built…wouldn’t that be sweet.
